Who Reviews It
Mountain Village lots go to the Design Review Board. In the Town of Telluride, the Historic and Architectural Review Commission, with Planning and Zoning for larger applications. Outside town limits, San Miguel County Planning. Each has its own steps and calendar.

What the Ground Asks
Slope, access, soils, snow storage and utilities. On a mountain lot the site decides much of the cost before a single finish is chosen.

Our rule of thumb for a new home, all in: Mountain Village $800 to $1,200 per square foot; Town of Telluride $1,400 to $1,800. How We Price shows where those numbers come from.
