A Concert Proposal, a Gondola Figure and the Third-Quarter Numbers
Telluride Town Council takes up a proposed two-night concert in Town Park next August, Mountain Village posts the outcomes we were waiting on, Shandoka slides to November, the housing authority offers employers master leases with a Wednesday deadline, and the third-quarter market report puts numbers on the year.
Tuesday, October 27: Telluride Town Council discusses a proposed two-night Town Park concert for August 2027, "a proposal under discussion, not an approved event." Mountain Village posted its October 15 outcomes, including $812,000 toward 2027 gondola planning. Employers have until 11 a.m. Wednesday, October 28, to apply for housing authority master leases. And Telluride's third-quarter dollar volume is up 43 percent on the year.
A Two-Night Concert in Town Park, Discussed on Tuesday
A Town of Telluride release dated October 20 invites the public to two Town Council work sessions on Tuesday, October 27, at Rebekah Hall: at 10 a.m. a review of this year’s special events, and at 10:20 a.m. a proposed two-night concert in Town Park on August 27 and 28, 2027, with AEG Presents – Rocky Mountains. The dates overlap the Telluride Mountain Run, Film Festival setup and soccer on the fields.
The town’s wording: “The concert is a proposal under discussion, not an approved event.” Going further would take the Parks & Recreation Commission, the special-events commission (CCAASE) and a Council resolution exempting it from the code’s “Advance Notice of Impacts” rule. The release names no road closures or delivery limits; we will not guess.
Mountain Village: The Figures We Owed You
Last week we left four Town Council items open. The October Minute, posted October 21, closes them.
- Town manager. Michael Bouchard’s agreement was approved; he starts January 1, 2027.
- Gondola replacement. The 2027 planning amendment passed: a town share of $812,000, matched by the Telluride Mountain Village Owners Association (TMVOA), with the Town of Telluride and the San Miguel Authority for Regional Transportation (SMART) also paying in, about $6.5 million in all.
- Ridge view plane. Approved: the agreement with San Miguel County and the Ridge at Telluride Homeowners Association on height limits near the ridge.
- Housing Authority. The fee ordinance passed on second reading; 2027 Village Court rents were set.
The Design Review Board (DRB) meets Thursday, November 5, at 10 a.m.; no agenda yet and no October 1 minutes, so 306 Adams Ranch Road remains a “we’ll check.” Next Town Council is Thursday, November 19.
Telluride: Shandoka Slides to November
The Historic and Architectural Review Commission (HARC) met Wednesday, October 21, and the posted agenda moved its biggest item: both Shandoka Lot redevelopment applications at 860 Black Bear Road were continued without discussion to November 18. The plan replaces the surface lot with a structured garage, housing, childcare and ground-level commercial space.
One item finished. The town posted a vesting notice for 785 Primrose: small-scale new construction, “Approved October 21, 2026.”
Three went quiet: 448 Tomboy is continued to December 16, and the applicants for 214 S. Fir and, at Planning & Zoning (P&Z) on October 22, 238 N. Pine each asked for eight months. That night P&Z heard the Shandoka preliminary PUD (planned unit development); outcomes next week.
Employer Housing: Apply by Wednesday Morning
A town release dated October 22 says the Telluride Housing Authority (THA) is offering employers master leases: “A master lease lets an employer lease a unit from THA and house its employees there.” On offer are five apartments at the new Virginia Placer IIA (two two-bedrooms, one one-bedroom, two studios) and two rooms at the Telluride Boarding House.
Holders of a Town of Telluride business license and local nonprofits may apply. Applications are at the Shandoka office, 820 Black Bear Road, Unit G-17, and telluride.gov/rentalhousing, due in person by 11 a.m. Wednesday, October 28. It is a lottery, drawn Tuesday, November 17, with leases from December 1. Rent, as published: $2,754 a month for a studio or one-bedroom, $3,147 for a two-bedroom; Boarding House rooms are $582 single and $988 double.
The Third-Quarter Numbers
Shimkonis Partners at Telluride Properties posted its Q3 2026 market report on October 21. As printed: Town of Telluride, 59 residential sales for $256,902,089, dollar volume up 43 percent and transactions up 11 percent on 2025. Mountain Village, 68 sales for $273,322,150, up 8 percent and 24 percent. San Miguel County, $724M across 303 transactions, up 13 percent and 9 percent.
It lists 38 lots for sale in Mountain Village against eight sold this year, so if you have been waiting on a site the choice is wide, and it says, without a figure, that “construction of new, signature homes is at an all-time high.” We had noticed; our budget builder puts a per-square-foot number on one.
What This Means on a Job Site
- Housing a crew? Wednesday, 11 a.m. A town business license gets you into the master-lease drawing; leases start December 1.
- The gondola gap starts Monday. The gondola’s last fall day is Sunday, October 25; until it reopens November 20, crews split between the towns are driving.
- Last pours. Late October is the end of the easy concrete. A foundation not poured and protected soon is a May conversation; aim to be dried in by Thanksgiving.
- Count review dates. Shandoka is now a November 18 question; November 5 is the next DRB date.
